Document Retrieval


Any document recorded at the Registry of Deeds can be retrieved per your specifications, i.e. full copy or specified pages.  The Registry charges $1.00 per page.  Certified copies are available at an additional cost.  Document retrieval is provided in less than 24 hours in most cases.

 

Current Owner Search


This search goes back to when the current owner first acquired the property. Any title problems/outstanding liens/mortgages etc. found during this time period will be reported with copies supplied as per your request.

 

Two-owner Search


This search includes the current owner and one owner prior.

 

Exact Policy Update

This is a search from a policy provided to Bessey Title by your company.  In most cases, the search will begin with the date of the deed in to the owner and not the date of the policy, to be sure that any issues during ownership have been taken care of.

 

Developer Search

Developer searches commence with the deed of the parent tract in to the developer. 

 

 

Full Title Search

Full title searches are a minimum of 35 years to a warranty deed or 50 years to a fiduciary or quitclaim deed as required by the New Hampshire Title Standards.

 

 

Asset Searches


This search will determine what, if any, property is owned by an individual or entity.  A search of the grantee indices will determine what was acquired.  We will match that against a search of the grantor indices to find what has been sold.  Only properties still owned will be reported.

 

Probate Abstracts


We will provide an abstract of the probate filed with the Registry of Probate.  If requested by you, we can supply copies of wills, inventories, etc.

 

Update and Record


Once your documents are ready to record, send them to the Attention of Bessey Title c/o the Sullivan or Grafton County Registry of Deeds via FEDX or UPS.  We will update from the last search date, and if no intervening documents are found, we will record and send you the information within moments of recording.

 

Tax Information

 

Tax information is not available at the Registry of Deeds.  Due to the fact that we have many small towns in the counties we serve that are only open 'Thursday evenings 7-9' or 'Saturday 9-12', we do not normally provide this information.  If the search is for one of the larger towns/cities with normal hours of operation, we will make every effort to accommodate you.
